This was a great deal. I was actually able to pick this property up on market. Striking quickly and doing some good negotiating we were able to reduce the asking price quite substantially. What I love about houses like this is 3 bed 1 bath ranch style homes are so easy to rent or sell.

 

Anytime you can have a stabilized property with 30K-50K equity from day one is awesome.  Win-Win for everyone, we all made money and now a new family has a great place to live.
